HFF closes sale of two Port of Houston industrial buildings

HOUSTON, TX – The Houston office of HFF (Holliday Fenoglio Fowler, L.P.) has closed the sale of Barbour’s Cut Business Park (top left photo) and Bayport Container Terminal (middle right photo), two industrial properties totaling 582,840 square feet in the Port of Houston.

The HFF investment sales team was led by senior managing director Rusty Tamlyn (middle left photo)  and real estate analyst Trent Agnew who represented the seller, Granite Properties, Inc.

Duke Realty Corporation (“Duke Realty”) purchased the properties for an undisclosed amount in an all cash transaction.

The properties are part of a larger 15-property industrial portfolio HFF is marketing on behalf of Granite Properties in Houston and Dallas.

Granite Properties made a strategic decision to divest of their industrial holdings and focus on office acquisitions in their existing markets and expand to the east and west coasts of the United States.

Barbour’s Cut Business Park and Bayport Container Terminal were developed in coordination with the Port of Houston Authority (lower right photo) and are fully leased to Gulf Winds International with more than 10 years of remaining lease term.

They are located adjacent to container terminals at 1000-1200 East Barbour’s Cut in Morgans Point (Barbour’s) and 5300 State Highway 146 in Sea Brook (Bayport) along Houston’s Ship Channel.  Barbour’s Cut Business Park includes two buildings totaling 356,600 square feet and Bayport Container Terminal consists of a 226,240-square-foot building.

“Houston’s industrial market has outperformed its peers across the country and going forward it should show strong growth as absorption picks up due to the minimal overhang of supply,” said Tamlyn.

“The assets Duke Realty acquired are in irreplaceable locations directly across the two container yards and fit nicely with their port/gateway city strategy.”

Granite Properties, Inc. is a diversified real estate investment and management company with offices in Atlanta, Dallas, Denver, and Houston.  Currently they own, manage and lease more than 10.5 million square feet of office, industrial and retail property.

Duke Realty is a real estate investment trust, publicly traded on the NYSE with a market cap of $2.78 billion.  Duke Realty currently owns more than 135 million square feet of industrial, office and medical office properties in 18 major U.S. cities.

HFF closes $18.7 million sale of residential development site in Manhattan’s Clinton/Hell’s Kitchen neighborhood

NEW YORK, NY – The New York and New Jersey offices of HFF (Holliday Fenoglio Fowler, L.P.) have closed the sale of a residential development site on 37th Street between 9th and 10th Avenues in Manhattan’s Clinton/Hell’s Kitchen neighborhood.

HFF senior managing directors Andrew Scandalios (middle right photo) and Jose Cruz (middle left photo) along with directors Jeffrey Julien and Kevin O’Hearn represented the buyer, Jackson Development, LLC, who purchased the site for $18.7 million free and clear of debt.

The development site is located at 431-439 West 37th Street within the Hudson Yards Redevelopment Site (top left rendering), which upon completion will include 24 million square feet of office space, 13,500 units of housing, one million square feet of retail and two million square feet of hotel space all within walking distance of the New York City subway system,

Times Square and Penn Station.  The proposed property is a 12-story luxury residential building totaling 110,700 gross square feet.

“Currently in New York City, we are seeing a historic lack of new construction; only 0.8 percent of supply this decade, which points to excellent rent and sale price appreciation over the short to mid-term for projects like the 37th Street development,” said Scandalios.

“The Clinton/Hell’s Kitchen area is one of the fastest growing residential neighborhoods in New York City and this was an outstanding opportunity to develop a prime site in Hudson Yards, which is fast becoming a popular, vibrant mixed-use neighborhood,” added Cruz.

Mercantile Capital Corporation Ends Best Year Ever With Commercial Property Loans That Total More Than $140 million

ALTAMONTE SPRINGS, FL --- Mercantile Capital Corporation, the wholly-owned subsidiary of Old Florida National Bank that specializes in U.S. Small Business Administration (SBA) 504 loans for small business owners who want to acquire or develop their own facilities, reported its best year ever in 2010.

Christopher Hurn (top right photo), chief executive officer of the seven-year old company, said Mercantile Capital Corp. closed 51 commercial loans in 2010 to finance projects that total $140.6 million in 13 states. This is the highest total number of loans closed in one year by the company since 2006, when it closed 56.

The largest single loan financed the $9.5 million acquisition of a grocery store in San Jose, California, Hurn said.

In December, Mercantile Capital Corp. closed on five loans to finance projects that total more than $7.9 million.

Altogether, loan volume in 2010 represents just over an 80 percent increase above 2009 volume, Hurn said.

“We project we will substantially increase our lending volume in 2011 as more small business owners realize that the SBA 504 program offers the best terms and conditions available in commercial property lending,” Hurn said.

“We are proud of our growth to date and our target is set on becoming the best provider of SBA 504 financing in the U.S.,” Hurn said.

Mercantile Capital Corp. expects to relocate its headquarters to the Old Florida National Bank building in Winter Park in the spring, Hurn added.

Grubb & Ellis Predicts Recovery in 2011 for All Property Categories

TAMPA, FL (Jan. 3, 2011) – Grubb & Ellis Company (NYSE: GBE), a leading real estate services and investment firm, today released its 2011 Real Estate Forecast, which foresees the start of a slow recovery in the leasing market for all property types in the coming year.

Activity in the investment market, which began its recovery earlier than anticipated in 2010, will expand beyond assets at the top and bottom of the quality scale to include properties with slightly more risk.

“All things being considered, 2010 was actually better than most anticipated it would be – we saw positive net absorption and an uptick in investment sales during the second half of the year, positioning us for a continued recovery in 2011,” said Robert Bach (top right photo), senior vice president, chief economist of Grubb & Ellis.

“We have challenges to overcome, and we don’t expect fundamentals to return to their pre-recessionary peaks for several more years, but we’re slowly and cautiously building the foundation necessary to do just that.”

In Central Florida, tenants held leverage in leasing transactions across the board throughout 2010, taking advantage of short term subleases at discounted rates and heavy concessions for longer term deals.

Florida’s lagging employment recovery added to the strong demand for heavily discounted sublease space throughout the year.

Tenants seeking long term deals in early 2011 may be enticed with generous tenant improvement packages.

However, by year-end 2011, Grubb & Ellis forecasts the gap between effective rental rates and asking rates to narrow as absorption and vacancy figures stabilize and landlords become more confident.

“Tenants will remain in the driver’s seat in 2011,” stated Randy Buddemeyer (middle left photo), executive managing director, with Grubb & Ellis in the Southeast, “however, landlords will be less-inclined to allow tenants to lock in long-term at the currently deflated rates.”

“With all of the capital that lenders and investors have been sitting on, they are more likely to consider transactions farther off the ‘fairway’ than we saw last year now that the capital markets are thawing,” said Bach.  “Look for investors to broaden their horizon beyond trophies and trainwrecks, which should result in a 75 percent increase in transaction dollar volume from 2010 levels.”

The Central Florida office market showed signs of reaching bottom in 2010, with vacancy in the Orlando metropolitan area reaching the highest percentage in more than 10 years.

Negative net absorption was recorded for the third consecutive year and asking rental rates continued to slide, but at a slower pace than the previous two years.  Grubb & Ellis forecasts rental rates will even out in 2011 and increase slightly toward the end of the year.

Tenants should benefit from locking into deeply discounted rates for as long as possible as landlords seek to renew quality tenants in an effort to maintain occupancy levels.

Leasing activity in the industrial sector improved dramatically in Central Florida throughout 2010 with occupancy levels rising slightly and absorption marking a turnaround in the Orlando metropolitan area.

This improvement was aided by a halt in the construction pipeline and sliding rental rates, which are expected to rebound slightly in 2011 while new development remains stagnant.

The current surplus of inventory will deter developers from starting any new speculative development in Central Florida.

Mira Loma, 378-Unit Rental Community Built on 21-Acres in 2009, Has Class A Location at I-35, Loop 1604 Interchange in North San Antonio, TX

SAN  ANTONIO, TX  –Mira Loma (top left photo),  a 378-unit, 21-acre garden apartment community in North San Antonio,  has been acquired  by Crossbeam Workforce Housing Fund 1 and will be managed by Concierge Asset Management.

Godfrey Residential Group of Bryan, TX sold the Class A, 18-month old apartment community for an undisclosed price. Freddie Mac financing was secured in 30 days instead of the typical +/- 60 days.

Mira Loma, located at 7601 Gateway Blvd., Live Oak, TX on the northwest corner of the I-35 and Loop 1604 interchange, was developed and completed in 2009 by the seller, Godfrey Residential who delivered it stabilized at 94% occupied and 98% leased.

Crossbeam/Concierge will add dramatic landscaping, additional parking facilities, pool area and state-of-the-art environmental and energy efficiency upgrades to the Class A rental community.

Mira Loma is the second Texas apartment community Crossbeam has acquired from Godfrey Residential in the last three months.

“We bought the luxury 372-unit Melograno at Terra Vista in the Austin suburb of Round Rock because it matched the Crossbeam Workforce acquisition mandate.” said Brad Blash, Crossbeam Capital’s chief acquisitions officer.

“In addition to being exceptionally well planned and built  by the same developer, John Godfrey (top right photo), Mira Loma has virtually all the same characteristics as Melograno,” noted Blash.

“It’s an institutional grade multi-family property with a prime location, enormous traffic counts of 162,000 vehicles daily at the I-35 and loop 1604 interchange and quick access to major employers and shopping. Plus, San Antonio is a city with positive population, job growth and an improving economy.”

Third Acquisition in San Antonio; More Sought

Concierge already owns two apartment communities in San Antonio---Sable Ridge with 330 rental residences and 94% occupancy and Sunrise Canyon, 208 apartments with 95% occupancy.

“They are two strong performers in our portfolio and we would like to buy more,” said Ted Kerr, (middle left photo) chief executive officer of Concierge Asset Management.

The buyer’s due diligence found Godfrey Residential’s custom touches like a half basketball court in the clubhouse and wrap around patios and attached garages on some units are exceptionally appealing to residents and prospective tenants, added Kerr.

According to Tom Cabibi, president of Altitude Realty Advisors of Denver who handled the sale for the buyer, “Concierge’s market presence in San Antonio, its familiarity with Mira Loma before it went on sale and the buyer’s existing relationship with Mr. Godfrey made for their seamless decision to buy.”

Several dozen institutional real estate investors bid on Mira Loma, said Will Balthrope (lower right photo), senior director of Marcus & Millichaps’s Institutional Property Advisors, who, along with Ryan Epstein, a director of IPA, represented the seller as brokers on this property and in the sale of Melograno at Terra Vista.

“The partnership of Crossbeam and Concierge was not the highest bidder,” said Balthrope, but Maxwell Drever (lower left photo) (chairman emeritus of Crossbeam and founder of Concierge) and the team proved their reliability to us at Melograno, so the seller felt very comfortable in awarding them this asset.”

2011 Economic Indicators Positive for Industrial Properties, Assisted Living Care Facilities, says NAI Realvest Chairman

ORLANDO, FL. --- The economy appears to be improving slowly, if steadily in 2011, and some sectors of the commercial real estate industry are showing signs they may break out in the lead, says longtime investment analyst George Livingston (top right photo), chairman of NAI Realvest in Maitland.

Citing a recent story in the National Real Estate Investor magazine, Livingston said “The volume of deals in the commercial real estate industry is up, and that’s good for the brokers.

“Many of those deals will be for distressed and foreclosed properties so the news is mixed for property owners, lenders and end users,” he added.

Industry growth depends almost wholly on job growth, Livingston explained, and substantial employment increases will require some real economic growth.

“On the whole, the economy appears positive for 2011. It won’t grow as fast as we would like but it appears we may have turned the corner of the recession,” he said.

“Two factors are volatile,” Livingston said. “And that will cause some investors to pay much more attention to their acquisitions.”

Livingston said recent analyzes in National Real Estate Investor magazine indicate that investors may be altering their strategy slightly.

“Investors are seeking properties that offer higher yields,” Livingston said. “That means locations besides gateway cities where property values are lower but growth prospects are no worse than more urban areas,” he said.

Livingston said he expects industrial property absorption will grow in 2011. “The trend is there, and industrial absorption should be positive in 2011,” he said.

Adult living facilities — independent and assisted living and memory care projects — will see some of the sharpest growth trends in 2011.

“Adult living facilities are already seeing high demand,” Livingston said. “We are right on the cusp of the baby boomers’ retirement, and many of them are seeking secure facilities for their parents,” he said.
